| description of accommodation: | Oak Tree Cottage is a semi-detached Grade II listed cottage. The cottage has a private entrance driveway and outside parking area and is accessed through a cloakroom/boot room to inner hallway with door leading off to kitchen/diner. Well equipped with dishwasher, washing machine, fridge/freezer microwave, electric oven and hob and toaster. The spacious lounge has original oak beams and large inglenook fireplace with wood burning stove, comfy leather sofas and a flatscreen TV with Freeview and DVD player. There is a downstairs bathroom/toilet with washbasin and shower over bath with heated towel rail and tiled floor. Bath sheets and hand towels provided for each guest. A doorway leads down some steps to the garden area. From the ground floor a stairway leads to small landing with access to three bedrooms. The two main bedrooms have wonderful countryside views over fields and woodland. Cot and highchair available. The cottage has full central heating and is warm and cosy. |

•A non-refundable deposit of a third is payable by credit/debit card over the telephone to confirm a reservation. Deposits are non-refundable but can be applied to a future booking. If you cancel you will be liable to pay the balance if we are unable to rebook the cottage. You are strongly advised to have appropriate holiday cancellation insurance in place. No reservation will be treated as confirmed until the deposit has been paid. The balance is payable in full a calendar month prior to the date of arrival. If a booking is made within a month of the date of arrival the whole cost must be paid immediately.
•A discount of £30 is available for each additional consecutive week booked at any time of year - 2 weeks have £30 off, 3 weeks have £60 off total price. One or two people using one bedroom can have an additional discount of £30 week at any time of year. Longer lets negotiable. •Oak Tree Cottage is normally let from Friday to Friday. Short breaks are available November to Aprilminimum stay 3 nights and any other time at our discretion on a last minute basis. The cottage will be available from 4.00 pm on the day of arrival until 10.30 am on the day of departure. |

| detailed description of town and location: | Oak Tree Cottage quietly tucked away on a working farm 2 miles south west of Dulverton, a bustling little market town with a National Park Visitor Centre, tea rooms, galleries, shops, a good variety of pubs and restaurants and riverside walks. Wimbleball Lake, Tarr Steps and the Exmoor Pony Centre are nearby and spectacular scenery abounds. National Trust properties in the area to visit are Dunster Castle,and Knightshayes Court. For railway enthusiasts the West Somerset Railway and the Cliff Valley Railway at Lynton/Lymouth are well worth a visit. |
