The chalet has its own parking area suitable for 4 - 5 cars, with an outside ski locker. A gate on the driveway can be used to close access to the main road, and provides an extra safety feature for young children who may be playing outside.
The front door leads to a hallway with guest toilet and access to the basement and living areas. The hallway has a boot rack for drying ski boots in the winter.
The ground floor has an open plan living room, dining area and kitchen, equipped for ten people. There is access to the patio and garden and stairs to the upper floors.
The 1st floor has two bedrooms and a bathroom. The first bedroom is a family room, with Austrian twin bed and balcony (sleeps 2). An opaque sliding door leads to a smaller room with bunk beds (sleeps 2). The second bedroom on this floor is a room also with bunk beds and an optional roll out bed (sleeps 2-3). The bathroom on this floor comes equipped with a large bath, toilet and shower, which has a steam facility.
The 2nd floor has an en-suite bedroom, (sleeps 2) and balcony. The bathroom has a toilet, wash baisin and shower.
The living room has a pull out sofa bed (sleeps 2).
There is a sizeable garden and a basement with laundry facilities and ironing board, and a TV snug - ideal for children who wish to escape the grown ups and watch their own shows.
In summer the sun is on some parts of the garden most of the day, but the house remains cool. In winter there is underfloor heating in the basement, ground floor, first floor bathroom and second floor. The first floor bedrooms have wall heaters. There is an air-filtration system which operates throughout the year.
The house is in a quiet position on the famous Schmittenstrasse in Zell am See (perfectly located between the city Xpress lift and the trass Xpress, Schmittenhöhebahn and Sonnalmbahn lifts). It is within walking distance (10 - 15 minutes) of the charming town centre, restaurants and bars and only 200 meters from bus stops in either direction.
Pistes and walking trains can be accessed a few meters from the rear garden.
The price of this chalet includes all utilities, tourist taxes and end cleaning.

Zell am See is the perfect Austrian town for all year round vacations. By car, it is situated about 1.25 hours from Salzburg airport, about 2.5 hours from Innsbruck airport and 3 hours from Munich airport. There are also bus and train connections from Salzburg airport, which take a similar length of time. Trains run from Salzburg Hauptbahnhof.
In summer the lake provides opportunities for swimming and water sports, as well as an 11km walking / cycling route around it. There are numerous hiking trails in the area for all ranges of ability. In winter, gondolas, cable cars and buses provide access to the Zell am See/Kaprun/Saalbach ski areas. The ski areas of Kitzuhel, Maria Alm and Flachau are all within driving distance.
The historical town has numerous restaurants and bars and is mostly pedestrianised. There is also a casino. Zell am See railway station provides links to Salzburg and other key destinations.
The entrance to the Grossglockner Pass, famous for its bends and views, and popular with both motorcyclists and car drivers in the summer is only 20 km away. Zell am See golf course provides a quality course in superb surroundings.
