Would you like to enjoy a touch of luxury on your holiday, with your own swimming pool, sunbathing lawn and air conditioning in an exclusively equipped, modern house with a huge, fenced garden? The unique location in the middle of nature, far away from other houses, is what makes "Villa Jasmin" so special. Here you can enjoy absolute privacy. Children also have their freedom here and can let off steam in the playhouse.
Villa Jasmin, Sumber: Modern, large luxury villa for holidays with friends or for several families in the heart of Istria, in a quiet, rural setting and equipped with everything you need for the perfect family holiday. The house offers complete solitude in the midst of nature and thus absolute privacy. Nevertheless, the property is centrally located and the sea with its crystal clear, turquoise waters is only a 15-minute drive from the house.
The villa was built in 2014 in the style of a southern luxury villa. What makes it special is its secluded location in the midst of nature, on the edge of a small oak forest and surrounded by vineyards. The total living space of 230 m² is spread over two floors with 5 bedrooms, 5 bathrooms and a spacious, open living and dining area with a modern kitchen. The house is exclusively furnished.
Ground floor: The large, open living and dining area with kitchen is furnished with fine oak furniture in a modern style. The large, comfortable leather sofa has a sleep function and can be converted into a bed for two more people. In terms of technology, everything your heart desires is available: satellite/smart TV, music system, DVD, Playstation and even an Alexa with Amazon Prime. So entertainment is provided on a rainy day, and for the more active there is also a table football table or a table tennis table. A large panoramic door leads from the living area outside to the terrace and pool. The living area leads directly into the modern dining area, where there is a large oak table for 10 people. Another panoramic door leads into the garden and onto the lawn. The kitchen is also a highlight: it is equipped with everything a kitchen fairy's heart desires: all electrical appliances such as oven, cooker, fridge-freezer, microwave, dishwasher, toaster and even a fully automatic coffee machine. The kitchen with all cooking utensils and the crockery are of high quality. On the ground floor there are two bedrooms, each with a double bed. One bedroom has direct access to the pool terrace and the garden.
Upper floor: A staircase leads to the first floor, where there are three more bedrooms. Alexa and Smart TV are standard. Two of the bedrooms have their own balcony, where you can end the evening comfortably with a glass of red wine. The entire furnishing is of absolutely high quality and adapted to the flair of the house.
Bedrooms: There are a total of 5 bedrooms in the villa with 4 double beds and 2 single beds. Solid oak beds, exclusive spring mattresses and fine satin bed linen are standard with us and guarantee a deep, restful sleep. All bedrooms are fully air-conditioned. The windows are fitted with fly screens and can be protected from the midday sun with folding shutters, so that it always stays pleasantly cool in the room. In addition, there are curtains for darkening. All bedrooms have their own smart TV with SAT and internet access. Two bedrooms on the upper floor have their own balcony with a seating area where you can end the day comfortably with a glass of red wine. One bedroom on the ground floor has access to the veranda with whirlpool. All bedrooms have their own bathroom with shower and WC, four of them en suite. Enjoy the luxurious flair!
In "Villa Jasmin" there are five bathrooms, each assigned to a bedroom en suite. There is an additional WC and washing machine on the ground floor. Two sets of hand and bath towels and a basic supply of shampoo, soap and toilet paper are included in the price.
A special highlight is the large, fenced garden around the villa. Here, young and old get their money's worth. On hot sunny days, you can cool off in the pool or read a book in the shade of the oaks. The terrace around the pool with deckchairs and parasols invites you to sunbathe. The little ones are also catered for: there is a playground for the children with a slide, swing and playhouse. In front of the house there is a volleyball court for playing games together. Those who wish can also play a game of table tennis. In the summer kitchen by the covered terrace you can prepare Mediterranean dishes or end the evening in convivial company. Pure pleasure!

Pets are very welcome here! Your furry friend will be happy about the large, fenced garden. However, the pool is off-limits for your four-legged friend.
Smoking is strictly prohibited in the house, but there is a covered area in front of the entrance door for smokers.
In addition to air conditioning, the entire house also has underfloor heating, making it ideal for holiday stays in the early and late seasons.
We love living close to nature, away from the hustle and bustle, and would like to share our passion with you. Our holiday homes are equipped as we would like them to be and lack nothing. Above all, everything is spotlessly clean. We don't need excessive luxury, but a certain level of comfort is important to us - and that's exactly how our holiday homes are equipped: Everything is of high quality and serves its purpose!
Sustainability is an integral part of our concept: in sunny Croatia, photovoltaics and solar domestic water heating are an absolute must for us! We rely on environmentally friendly, regenerative technology, because anything else would be a sin for us. And that's not all: we even provide a wallbox for those arriving by electric car! Sustainability is important to us, even if we don't think about it that much here in Croatia, because after all, we want to preserve the unbelievably beautiful nature and originality for the next generations!
Your safety is our top priority! That's why we have taken extensive precautions so that you can enjoy your stay without worries:
- There are smoke detectors in all rooms.
- There is a CO alarm in the living room.
- Two fire extinguishers and a fire blanket are available in case of emergency.
- Filters and disinfection systems, which are regularly checked and maintained, ensure perfect drinking water quality.
- We also carry out regular drinking water analyses.
- The pool service is carried out twice a week by a professional company on site.

Nevertheless, we have one request: The pool can be dangerous for small children and non-swimmers. Care should also be taken with the climbing and play equipment, as children can easily injure themselves. Please observe the duty of supervision and do not let children play outside unsupervised!

Villa Jasmin" is located in the village of Sumber in Nedescina, about 9 km from the historic old town of Labin in central Istria. The villa is far from the nearest road and can be reached via a private path. Around the house there are only oak woods, fields and vineyards - there are no neighbours and you enjoy absolute privacy here. Nevertheless, you are not far from the shot. The bakery for the morning bread rolls is in the next village and by car you can reach Labin in 10 minutes, which invites you to go shopping. Here you can also find all the national specialities of the region, fish and seafood, at the historic fish market. The sea with its turquoise blue, crystal clear water is only 15 minutes away. An insider tip is Duga Luka, where you can find beautiful white pebble beaches and swim in the sea on hot summer days. Those who want to enjoy the nightlife in the evening will not be disappointed either: the tourist town of Rabac can be reached in 15 minutes. On the well-known beach promenade, there are numerous restaurants, bars and dance clubs. The villa is also very centrally located and is the ideal starting point for day trips throughout Istria - for example to Cape Kamenjak, Pula or Rovinj. The region is an insider tip!
